Buyer's Frequently Ask Questions:

Closing fees in Costa Rica are normally paid by the buyer, with the buyer choosing the attorney and escrow to assist in their property due diligence and closing. Each party pays for its own legal representation, and the seller pays the real estate commission

-Buyer closing fees are approximately 5%-5.5% of the transaction value. They include attorneys fees, escrow fees, due diligence, closing fees, transfer tax and stamps (2.35% included)

-If you purchase through a new corporation the cost to set up a new company in Costa Rica with all taxes and required paperwork to file it, cost approximately $1000 - $1500. This amount varies depending on attorney fees and/or others.

-Inactive Corporations pay approximately $200 yearly tax and active corporations $400.Properties under personal do not have this recurring expense.

-If you buy through a Costa Rica company you do not require to be in Costa Rica, and/or to set it up, as all can be done via email with the attorneys.If you buy under a personal name/names, and not planning to come to Costa Rica for the closing, you would have to go to Costa Rica closest consulate in your country as they will need to authenticate required documents.
