Condos Around $100,000

  • HOA: ~$125/month
  • Property Tax: ~$250/year
  • Electric: ~$80–120/month
  • Water: ~$10–30/month
  • Internet/Cable: ~$60–80/month
  • Maintenance: ~$300–600/year
  • Insurance: ~$250–500/year
  • Property Management (if needed): ~$100–120/month

Condos Around $250,000

  • HOA: ~$200/month
  • Property Tax: ~$625/year
  • Electric: ~$120–180/month
  • Water: ~$20–40/month
  • Internet/Cable: ~$70/month

🏘️ Homes in Gated Communities

Costs depend heavily on the size of the home and the amenities of the community:

  • HOA: Typically ranges from $200–500/month, depending on the community and its amenities.
  • Other costs are similar to above (see standalone homes)


🏞️ Land / Home Sites

For lots purchased as investment or to build later:

  • HOA (if any): ~$100–500/year depending on what the community provides
  • Property Tax: $250/year per $100K value
  • Lot Maintenance: ~$100–300/year


💡 Quick Notes:

  • Property tax in Costa Rica is only 0.25% per year—very low compared to most countries.
  • HOA fees most commonly include security, maintenance and landscaping of the common areas, and common-area utilities, depending on the community and its amenities
  • Many owners hire part-time help for cleaning, pool, or garden care. Labor is affordable.


💎 Luxury Home Tax (Impuesto Solidario)

If your home's construction value is over $285,000 USD, an additional Luxury Home Tax may apply. This is separate from regular property tax and is reassessed every 3 years by a licensed appraiser.

➡️ This tax only applies to residential homes, not raw land.


🧾 Example: Home Valued at $800,000 USD

  • First $578,000 taxed at 0.25% = $1,445
  • Remaining $222,000 taxed at 0.30% = $666
  • ➡️ Luxury Tax = $2,111/year
